Coronado FAQ

Coronado Commercial Real Estate FAQ

These are questions to consider when you start looking at commercial property in Coronado, California. Each answer leads with the answer, names the source of any figure and says so when the sources run out. Where no source exists, the advice is to ask the City of Coronado, the Port of San Diego or a California-licensed professional.

How should you read these answers?

Every figure on this page comes from a named publisher: the City of Coronado, the Port of San Diego, Kidder Mathews, Commander, Navy Installations Command, the California Coastal Commission, Caltrans or Coronado Times. Figures from the Coronado Tourism Improvement District coverage and from hotel tax reporting are attributed to Coronado Times, because the City budget gives revenue figures but not the tax rate[3]. County and San Diego report rows are labeled as such and are never presented as City counts.

Dates matter. The City budget is for FY 2025-26[1], the Kidder Mathews office table is for the second quarter of 2026[6] and the Ferry Landing reporting is from June 2026[5]. Anything that could have changed since then, including lease status and ferry fares, is flagged in the answer.

What does this FAQ not answer?

The sources do not provide a Coronado retail vacancy or asking rent series, an industrial inventory, hotel sale prices or current zoning text. Where the questions below touch those subjects, the answer says to ask the City of Coronado planning staff, the Port of San Diego for tidelands, or a California-licensed professional, and not to treat the page as advice.

This page is sourced research dated October 13, 2026 and is not legal, tax, appraisal or investment advice. The publisher is not licensed in California.

If your question was not answered here, write down the address, the use and the date that matters, then bring it to a California-licensed professional and to the City of Coronado.

Questions people ask

What are the main commercial property types in Coronado, CA?

The sources document Orange Avenue retail and restaurants, hotels and resorts, the Coronado Ferry Landing, an office submarket and Naval Base Coronado. The City budget lists 2,113 hotel rooms, and Kidder Mathews lists 111,541 square feet of office inventory for Coronado.

Is Orange Avenue the main commercial street in Coronado?

Yes, per a 2004 California Coastal Commission staff report, which calls Orange Avenue the City's main commercial corridor and the main access route through Coronado. The report lists retail, office, motels, restaurants, public uses and high density residential as corridor land uses. Confirm current uses with the City before relying on a 2004 description.

What parking rules apply to Orange Avenue space?

The sources only show a 2004 Coastal Commission proposal: one space per 100 square feet for restaurants, one per 500 for other commercial, and none for first-floor uses on parcels of 7,000 square feet or less. That was a proposal, not current code, so ask City of Coronado planning staff what applies to the parcel today.

How many hotel rooms does Coronado have?

The City of Coronado FY 2025-26 budget statistical section lists 2,113 hotel rooms across all hotels and motels. The figure is undated in the budget. Coronado Times reports that the Hotel del Coronado's Victorian restoration added 37 rooms, but those rooms should not be added to the City figure.

What is happening with the Hotel del Coronado?

Hotel del Coronado said in July 2024 that Blackstone's restoration plan exceeds $550 million and that over $160 million had been invested in the Victorian building. Coronado Times describes the Del as a 28-acre historic property. Ask the hotel or its owner for current renovation status, because those figures are from 2024 and 2025.

What is the Coronado Ferry Landing?

The Port of San Diego describes the Ferry Landing as an approximately 38,000-square-foot specialty retail center with two parking lots, a public ferry pier and a public boat dock. Coronado Times reports that the 13-acre center hosts 24 subtenants.

Who owns the Ferry Landing, and what is the lease status?

Coronado Times reports the Port of San Diego cannot sell public trust land. The Port said the center was under a 40-year lease with PCA that was scheduled to expire June 30, 2026, and Coronado Times reports a 35-year lease was proposed, with preconditions. Confirm the current status with the Port.

How much office space is in Coronado, and how vacant is it?

Kidder Mathews lists a Coronado submarket row of 111,541 square feet in its San Diego office tables, with 10.1% vacancy in 2Q26 and 14.5% in 1Q26. This is a San Diego report row, not a City count, and no rent figure is quoted here.

How much does the hotel tax contribute to the City budget?

The City budget reports hotel tax receipts of $21.4 million in FY 2023-24 and a $22 million General Fund forecast for FY 2025-26. Coronado Times reports a 10% hotel tax and a projection above $23 million for fiscal year 2027. Hotels are therefore a large revenue source, not a measure of any one property's income.

What share of City revenue comes from property, hotel and sales taxes?

The City of Coronado FY 2025-26 budget says property tax, the hotel tax and sales tax together generate approximately 88.5% of General Fund revenues. It budgets sales tax at $5.1 million and all-funds property tax at $45.9 million. Ask how exposed a particular property is to visitor spending.

How many vehicles cross the Coronado bridge?

A Caltrans report to the California Transportation Commission says approximately 70,000 vehicles travel across the San Diego-Coronado Bay Bridge daily and that it is the primary route between San Diego and Coronado. It opened to traffic in August 1969. Check relevant local traffic data for your location before you assume foot or car traffic.

How does the ferry between San Diego and Coronado work?

The San Diego Sun reported that the one-way fare rose to $9 in June 2024, with children under four riding free. The City's budget also describes a contracted fare-free commuter ferry during weekday peak periods. Confirm the current service with the operators before you plan around it.

How does the Navy affect Coronado commercial real estate?

Commander, Navy Installations Command says Naval Base Coronado supports 17 squadrons, three aircraft carriers and four SEAL Teams, and that Naval Amphibious Base Coronado is about 1,000 acres south of the main residential and commercial areas. No source here measures base-driven retail or office demand, so ask tenants about their customers.

What zoning and coastal rules apply to a Coronado commercial property?

The sources here do not give current zoning text. They show that Orange Avenue has a mixed use history. The Port cannot sell public trust land and leases tidelands to private operators. Ask City of Coronado planning staff about the parcel's zone, parking and use rules, and ask whether the Coastal Commission or Port must also approve.

Is there retail rent or vacancy data for Coronado?

No Coronado retail or industrial vacancy or rent series is sourced on this site. The only vacancy figure is the Kidder Mathews office row. For retail, ask the landlord for the building's rent roll and lease expirations, and ask a California-licensed professional which comparable leases they used.
